In September 2022, GSS Developments purchased the former Continental Tyres Factory Site.

Since then, significant progress has been made. In November 2023, we were pleased to receive Planning Application in Principle approval for the site, marking a major milestone in advancing the development. In addition, planning permission has been granted for Plot 1, which will house Multi-let units designed to attract a variety of businesses.

This ambitious project will transform the site into a thriving commercial business park. The development includes light industrial units for trade counters and logistics, as well as an EV charging hub. We are also committed to enhancing local amenities, infrastructure, landscaping, and site access, making the site an ideal location for modern businesses.

The expansive brownfield site has remained derelict since the factory closed in 1999. With these latest planning approvals, we are now positioned to unlock its potential and bring much-needed jobs and investment to Newbridge.

The well-known site is strategically located within easy reach of Edinburgh Airport and is well-connected to national road networks, providing direct access to the M8, M9, M90, and the Edinburgh City Bypass.

2 Semple Street

GSS Developments is extremely proud to deliver this exceptional office development in the heart of Edinburgh Financial district. 2 Semple Street was completed in August 2018 and set a new benchmark for speculative office development in Scotland’s Capital City.

The Grade-A office development is not only in a prime commercial location but the 39,347sq ft building offers cutting-edge office and retail space that designed for flexibility.

In October 2021, GSS Developments completed its largest development deal to date with the sale of the prominent Edinburgh city centre building to La Française Real Estate Managers.


37 Albyn Place

37 Albyn Place is a stone’s throw away from Union Street with a few small bars, sandwich shops, and convenience stores nearby. In early 2021, the building underwent a significant transformation as GSS invested in upgrades and refurbishment to provide the latest IT & Communications Systems, and first-class facilities. The property benefits from lift access, as well as modern tea prep and WC facilities located throughout the building not to mention 45 dedicated car parking spaces to the front and rear.

Cirrus Workspaces & Stratus Building
6 International Avenue, ABZ Business Park

In 2013, GSS Developments purchased a prominent two-acre plot at 6 International Avenue, ABZ Business Park. After speculatively developing the Cirrus Building, which comprises a two-storey, high-quality open-plan office pavilion, GSS went on to partner with a business centre operator to launch ABZ Business Park’s first serviced office operation. These serviced office spaces are now operated by Cirrus Workspaces, offering flexible office space and virtual office solutions in a dynamic, professional community.

GSS Developments also speculatively developed the neighbouring Stratus building. This second building comprises a three-storey open-plan office pavilion, designed with a market-leading landlord specification and set within the esteemed ABZ Business Park – a sprawling 54-acre hub in Dyce, near Aberdeen and Aberdeen Airport.
